Lands under DDA

The following types of land are managed by DDA: -

Pursuant to the Nazul Agreement of March 1937, the Government of India placed 23 Nazul Estates at the disposal of the erstwhile Delhi Improvement Trust with effect from 1 April 1937. Subsequently, upon the enactment of the Delhi Development Act, 1957, the said land was placed at the disposal of the Delhi Development Authority (DDA). The Nazul-I land is presently managed by the T.N. Section of the Land Management Department under the supervision of the Tehsildar Nazul (Lands). Ownership of Nazul-I land is vested in various government agencies, including the Delhi Development Authority (DDA), Land & Development Office (L&DO), Indian Railways, Central Public Works Department (CPWD), Municipal Corporation of Delhi (MCD), and other government departments. The total area falling under Nazul-I comprises 24,993 acres, of which 8,169 acres are under the management and control of the DDA.

These lands are acquired by Delhi Government as per the provisions of Land Acquisition Act (LA Act), 1894, through LAC/L&B DEPTT. GNCTD. These lands are managed as per provisions of DD Act, 1957. By virtue of Clause (a) of Sub-Section (3) of Section 150 of Delhi Reforms Act, the Gram Sabha land stands dissolved and immediately stand vested in the Central Government. The total land under Nazul – II is 77,236 Acres. Gaon Sabha land was placed at the disposal of DDA under Section 22(1) of DD Act 1957.

These lands include the unutilised lands within the urbanised limits of Delhi, was transferred to DDA in 1982 from erstwhile Ministry of Supply and Rehabilitation, Government of India on as-is-where-is basis as package deal on payment of Rs. 30.00 crore. The total land under MOR is 719.1975 Acres.

The LDO has transferred the land to DDA for care and maintenance vide notification No.1810 dated 20.09.1974 and notification No.4719 dated 19.08.1975.The said land is placed at disposal of the DDA for the purpose of development and maintenance of the said land as green and for taking such steps as may be required to serve the purpose, subject to the condition that DDA shall not make, or cause permit to make , any construction on the said land and shall, when required by the Central Government so to do replace the said lands or any portion thereof as may be so required at the disposal of Central Government. The total land under L&DO land is 2564.72 Acres.

As per Gazette Notification No.F7(128)DLB/2019/000580156/14600-15 dated 28.01.2019 and Notification No. F7/79/ADLB/2016/CD-000383132/3827-3841 dated 20.11.2019 issued by Government of India respectively vide which the area of 89 79 villages, which have been vested in Central Government on urbanization of villages, was placed at the disposal of Delhi Development Authority for the purpose of development and maintenance of the said area and taking such steps as may be required to serve the purpose.

The Gram Sabha Land of 89 villages has been notified u/s 22 (i) vide Notification No. F7/79/LB/2016/CD-000383132/3827-3841 dated 28.01.2019.

The Gram Sabha Land of 79 villages has been notified u/s 22 (i) vide Notification No. F7 (128)/LB/2019/000580156/14600-15 dated 20.11.2019.

The total Gram Sabha land for 89 and 79 villages is approx. 12626.50 Acres.
